When buying a property, a property lawyer is able to help you vet your Option to Purchase (OTP) agreement, while you carry out your own checks on the property and the seller.
After you have chosen your property and exercised the Option, a property lawyer will lodge a caveat on the property, carry out checks on the title and assist you liaise with the bank, and if necessary, Central Provided Fund (CPF) Board, on financing the property purchase.
After the completion of the purchase transaction, IRAS will be notified that you are the new owner of the property. This will also be taken care of by the property lawyer.
One of the first things a property lawyer will do for you is to check on your outstanding mortgage and whether there are penalties for early redemption of the mortgage. If CPF funds were used when the initial purchase of your property, they will also check the amount to be repaid including the accrued interest.
There will be a notice to the bank for redemption, which is to discharge you of the mortgage, and if any, to CPF to discharge you of the CPF charges.
The property lawyer prepares proof of all various charges that have been paid up by you, i.e. your property tax, MCST charges, and other dues.
Sometimes, you may have purchasers requesting to move in earlier for the closing transaction to be delayed or if there are any other agreements that you have made with the buyer, these details would be drafted by a property lawyer.

A property lawyer is usually engaged once an offer is accepted by the seller. Thus, you may start looking for a suitable lawyer to carry out the sale or purchase when you are negotiating or finalising the offer. It is always good if your property lawyer could look at the Option to Purchase before you sign it.
